This section of the site shows you how we work as a company. The following information shows what we do, what we can offer and how we structure and promote our UK and Overseas property investment deals.

What we do

Why High Yielding UK buy-to-lets?

We look for properties

•With a gross yield of 6.5% +
•In areas undergoing or with scheduled regeneration

Return on Investment

So in year 1 are looking at a return of £1,164 from rent alone which represents a 17.4% return on capital employed.

If selling after year one for £60,000 you will have made £1,164 from rent and realise the £9,500 equity you have in the property (£10,664 in total) so you will have realised a return of 159% on capital employed.

If the property appreciates by 10% in year one you will have made £1,164 from rent, realised the £9,500 equity you have in the property and profited from the £6,000 capital growth (£16,664 in total) you will have realised a return of 249% on capital employed.

Now this does not take into account selling costs and assumes capital growth but demonstrates the power of buying a low value property with strong cash-flow at below market value prices.

For each of the properties we sell, we facilitate the sale, staying in close contact with brokers and solicitors to ensure a smooth sales process. We will also tenant your property prior to or upon completion and in many cases we guarantee that a tenant is in place or we will cover your mortgage.

Overseas Deals

Overseas we work very closely with a few companies and contacts who we have built up excellent relationships with.

• We only recommend deals we are willing to invest in ourselves.

• We thoroughly check out market and market conditions before structuring a deal and

• Typically one of the team will buy in the country we are targeting several months prior to structuring a deal there so that we are familiar with the sales process.

New Build Developments

At Property Investment Portfolio we not only have a refurbishment team of over 40 members, but also have completed a number of successful new build projects which we have sold on to both investors and owner-occupiers.

An example of one of the projects we have recently undertaken is Teesdale Court in Nottingham.

12 Two bed duplex apartments and 1 one bedroom apartment in prominent location in Nottingham.

All of our new build developments are:

We will continue to earmark sites suitable for development throughout 2009 and beyond.

Lettings & Management

We manage properties from both our Hull and Nottingham offices. We currently have over 100 properties under management – a number that is growing by the day.

Our Letting & Management services include

• Finding you a suitable tenant
• Taking references and credit checks from potential tenants
• Drawing up tenancy agreements
• Taking Statements of Condition (also known as inventories)
• Collecting rent and forwarding to you monthly
• Making regular inspection visits to the property and advising all is in order
• Advising on any repairs that are necessary and organising the work
• Providing information on insurance and tax matters

We also have a number of letting agencies that we recommend throughout the UK that we recommend in other areas that we have tried or tested or manage the properties we own.
