PIP Purchase Procedure
Purchasing a property through Property Investment Portfolio:
Once you have found a property that you would like to purchase through us on our newsletter, the website, or through one of our agents, the following steps must be taken in order to secure the property and remove the market.
Firstly, please confirm with us that you would like to proceed with the purchase of the property, you can do this by either emailing us at info@propertyinvestmentportfolio.com or by calling the office on 0845 652 4343. We will confirm the availability of the investment property in question, and make sure you have seen all relevant information for the property including all photos and particulars.
When you have received all of the relevant information for the property and you are ready to proceed, the next step is to complete and return our Fax Finders Confirmation Sheet to us via fax on 01159 289 444. Please email us to request the Fax Finders Confirmation Sheet.
If you are purchasing one of our high yielding UK buy-to-lets, our reservation fee is also payable at reservation stage – although this is refundable upon completion of your purchase. If you are paying by cheque, this will need to be sent via special delivery to our registered offices at

Along with payment, we also require you to complete and return via post our Full Finder's Contract which is available upon request via email.

Once the above formalities have been completed you will need to appoint a mortgage broker (if buying with finance) and a solicitor to facilitate the purchase of your property. We have a team of recommended solicitors and brokers in place. The advantage of using our team is that we stay in very close contact with our recommended brokers and solicitors to ensure a quick and smooth sale. They are also all extremely competitive with their charges.
The full details of the property you have chosen will be sent by us to your solicitor and mortgage broker so that the financial and legal work can begin. We aim for the survey to take place around a week after reservation. The rest of the financial groundwork and legal work, including searches and enquiries, should take no longer than four weeks.
If your property is not already tenanted, we will (with your instruction) begin to market your property to potential tenants around 10 days prior to completion to ensure tenants are lined up as soon as possible upon completion. For the vast amount of property we sell, we are able to manage your property through our in house management team and many of the properties we source come pre-let or with guaranteed tenants in place upon completion.
Once a completion date is set, exchange and completion usually take place within 7 days. Upon completion the property is yours, our management team will take over, and your income will begin to flow!
Our service does not finish upon completion, and we will be on hand to help if you encounter any teething problems along the way. We can also recommend in-house work forces in all of the areas we source to carry out any ongoing work required.
